Marketing and finding a tenant costs you nothing up front
Listing, photography and marketing are covered by us. The fee applies only once a tenant is found and the lease is signed, and it is agreed in writing before any work begins.
How we screen tenants
We check identity documents, proof of income or employment, and what the tenant intends to use the property for, before arranging any viewing.
For foreign tenants we check the passport and visa status, so that how long they may stay lines up with the length of the lease.
We report what we find and you decide whether to accept that tenant. We do not sign on your behalf.
We stay with it for the whole lease
Our job does not end at signature. For the length of the lease we remain the point of contact between you and the tenant, so you are not the one taking the call about a leak at midnight, and you are not the one chasing the rent.
- Tracking rent payments, and following the contract steps if one is missed
- Taking maintenance reports from the tenant and arranging repairs, with your approval first
- Inspecting the property at the intervals we agree, and reporting back
- Telling you before the lease expires, so you can renew or re-let without a gap
- Handling the check-out inspection and the deposit return at the end
Deposit and lease terms
The market standard is one month of rent in advance and a two month deposit on a one year lease. The deposit is returned at the end unless there is damage beyond fair wear and tear.
The lease we prepare sets out late payment, termination, who is responsible for which repairs, and how the deposit is returned, so none of it becomes an argument later.
Tax on rental income
Rental income counts towards your annual personal income tax. You may deduct expenses either at the standard rate or as actually incurred, whichever you choose. Filing is the landlord’s responsibility.

Common questions
What happens if the tenant stops paying?
The lease sets out what counts as default and how it is ended, and the deposit is collected up front at the market standard. We issue the notices and chase on your behalf following those steps, and report back at each stage.
How much deposit should I take?
One month in advance and two months deposit on a one year lease is the market standard. The deposit goes back to the tenant at the end unless there is damage beyond fair wear and tear.
Are you still involved after the lease is signed?
Yes, for the whole term. We remain the point of contact between you and the tenant until the lease ends, covering rent, maintenance, inspections and the deposit return. You never have to deal with the tenant directly unless you want to.
Should I let it or sell it?
It depends on the rental yield against what the property would fetch today, and on what you need the money for. We will work out both side by side at no cost.
