You pay nothing until the house sells. We cover photography and marketing ourselves. The valuation is free and carries no obligation, so you can find out what your house is actually worth before you decide who to work with.

Listing and marketing cost you nothing

Listing, photography and marketing are on us. Nothing is payable up front, and if the house does not sell, it has cost you nothing.

The agency fee applies only after the sale completes and the title transfers. We agree it with you before any work starts, based on the property, the price and how the listing is handled, and you get it in writing with time to read it before signing.

That is separate from the taxes and fees the Land Department charges, which are set out below.

What we actually do

  1. Valuation and title check

    We visit the property and compare it against prices that actually closed nearby, not what other people are asking, and we check the title before marketing starts.

  2. Photography and marketing

    Photographed properly, then listed here and on the channels your buyers actually use. We carry that cost.

  3. Screening and viewings

    We check that a buyer can actually afford it before arranging a viewing. You do not have to be there, and you do not have to take calls from strangers.

  4. Negotiation, contract and transfer

    We negotiate on your behalf, prepare the paperwork, and stand beside you at the Land Department on the day.

Selling it yourself works well if you have the time, know your way around the paperwork, and do not mind the phone calls. If time is short, or you would rather not have unscreened strangers walking through your home, an agent is worth the fee.

Documents you will need

These are the main documents a sale needs. If something is missing, tell us and we will work out how to replace it.

  • The original title deed
  • ID card and house registration for every registered owner
  • Marriage or divorce certificate, if applicable
  • Spousal consent, where the property is marital property
  • Power of attorney, if an owner cannot attend
  • A debt clearance letter from the estate, if the house is in a managed development

Tax and costs on transfer day

There are four main charges on the day:

  • Transfer fee, 2% of the Land Department appraised value. Customarily split equally between buyer and seller, though you may agree otherwise, and it should be written into the contract.
  • Personal income tax, calculated from the appraised value and the number of years held. Paid by the seller.
  • Specific business tax, 3.3% of the sale price or appraised value, whichever is higher. It applies when the property has been held under five years and the seller has not been on the house registration for a full year.
  • Stamp duty, 0.5% of the sale price or appraised value, charged only where specific business tax does not apply.

These are the general rules. What you actually pay depends on the appraised value, how long you have held the property, and whose name is on the house registration. We will work out your figure before you commit to selling.

Mortgaged, inherited, or tenanted

Can I sell a mortgaged house?

Yes. On transfer day the buyer pays the bank to redeem the mortgage first, and the balance goes to you. We coordinate with the bank so the redemption and the transfer happen the same day.

Can I sell an inherited house?

Yes, once the inheritance has been registered and your name is on the title. If that has not happened yet, we can walk you through the steps and the documents.

Can I sell with a tenant in place?

Yes, but the lease carries over and binds the new owner until it expires. We tell buyers this up front so it does not become a dispute later.

Three things. Whether the fee is stated as a number and charged only on completion. How long any exclusivity runs and on what terms you can end it. And whether their valuation comes from prices that actually closed, or from what other people are asking.

What does it cost to list a house?

Nothing up front. Listing, photography and marketing are covered by us. The agency fee applies only after the sale completes and the title transfers, and it is agreed with you before any work begins.

How long does it take to sell?

Mostly it depends on price and location. Houses priced close to the market move considerably faster. We give you an estimated range along with the valuation.
