They cost a few hundred baht and every brand works the same way, so what makes them useful is where you put them. The five that earn their keep are under the kitchen sink, under the basin, behind the washing machine, near the water heater or pump, and near the air conditioner indoor unit.
Read three clauses before anything else: financing, the transfer date and slippage, and how transfer costs divide. Those are where money changes hands. And returning double the deposit when a seller breaches is a contract term you have to ask for, not an automatic consequence of the law.

What it may do is quote two interest rates, with cover and without, which is a different thing. Ask for both sets of terms in writing and compare total interest.

What protects people is a residual current device, comparing outgoing with returning current. Many houses in Thailand have breakers on every circuit and no residual current protection at all.
Price from what comparable homes nearby have actually sold for in the last six months, not from what other people are asking. Listing sites show sellers' hope rather than results: an overpriced listing sits for a year, and it becomes the number the next seller quotes, so the wrong price gets handed down.
A grid-connected solar system shuts itself down the moment the utility supply fails, so it cannot back-feed a line someone is repairing. Nothing is broken. To use the panels during an outage you need an inverter that can run islanded plus storage, and the battery is sized from the backed-up load, not the array.
A house bought during the marriage is marital property and divided equally, whatever the deed says. That is only half the answer, because the loan is not divided with it. A divorce agreement binds the two of you, not the lender: while your name is on the loan, the bank can pursue you for all of it.
Measure the leaf thickness, the distance from edge to handle centre, and check the existing latch before picking a brand, because a lock that will not fit is a measuring failure rather than a brand mistake. And ask first how you get in when the battery dies at ten at night.
Look for three things: mud tubes running up a wall, timber that sounds hollow although the surface looks sound, and shed wings on a window ledge after rain. Any one is enough to call someone in, because termites eat the inside and leave the surface, so by the time it shows the wood needs replacing.
